1.1 General requirements
a) Guest and Visitors must comply with all Terms and Conditions, By-Laws and instructions from the Manager and during their stay; and
b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.
c) The number of guests must not exceed 7 persons (or 8 if 4 are children 12 years and under), with an maximum of 6 adults, except with the express permission of the Manager. Non compliance may result in termination of permission to occupy the Property, eviction, loss of rental paid and forfeit of bond.
d) You must be 26 years or over and agree to take full responsibility for the temporary rental of the property.
1.2 Noise and Residential amenity
a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm – 8am and during arrival and departure at any time throughout the occupancy;
b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and other expenses which may be deducted from the Bond under the Terms and Conditions; and
c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
1.3 Visitors
a) Guests are responsible for ensuring the number of Visitors are kept to a minimum; and
b) Guests are responsible for ensuring that Visitors comply with all House Rules.
1.4 Gatherings or functions
a) The Property is not a “party house” and any such activities are strictly prohibited; and
b) Any gathering, celebration or entertainment at a Property must not conflict with residential amenity and must comply with all the other requirements.
1.5 Parking
a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and
b) Parking arrangements at the Property are as follows: Guests and visitors are to park within the property in designated parking areas. Undercover parking for 1 vehicle. Blocking of neighbouring driveways is strictly prohibited.
1.6 Garbage and recycling
a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and
b) Garbage and recycling arrangements at the Property are as follows: Red bin is for general waste. Yellow bin is for Recycling.
c) Garbage bins are to be placed on the footpath along side the driveway on Wednesday evening and returned to the property on Thursday.
1.7 Security
Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
1.8 Smoking
Smoking is NOT permitted indoors.
1.9 Pets
a) Pets are NOT permitted.
1.10 BBQ
The BBQ must be cleaned before departure.
1.11 Cleaning
a) Guests and Visitors are to dispose of garbage and recycling as outlined in section 1.6.
b) The property it to be left in a satisfactory clean and tidy state. Furniture, fixtures and fittings are not to be altered or moved between rooms.
c) A vacuum cleaner is located in the hall cupboard and cleaning products are located in the laundry.
d) In the event of excessive cleaning requirements, an extra cleaning fee may be subtracted from your bond.
1.12 Damages and breakages
a) Damages and breakages must be reported to the Manager.
b) Any damage, breakage or loss of furniture, furnishings, fittings, equipment, locks or keys must be paid for by the guest, other than acceptable wear and tear. If the amount exceeds the bond, the guest agrees to pay the difference.
1.13 Person Loss and/or Injury
a) The Manager and Owners of 6 Rauch Close are not liable in any way should guests and or visitors incur personal injury or personal property loss or damage during their stay or whilst in transit. This includes everything from activities at the property, using property facilities like Kayaks off the property etc. In plain English, if you are injured or incur loss during your stay, the Manager and Owners are not liable in any way.
1.14 Kayaks
a) Kayaks are available for hire at the time of booking.
b) Life jackets are supplied for both adults and children and recommended for wearing at all times whilst using the kayaks.
c) Kayaks are to be launched on St Georges Basin only. They are not to be transported and used on any other waterway.
d) The Manager and Owners of 6 Rauch Close are not liable in any way should guests and or visitors incur personal injury or personal property loss or damage whilst using the kayaks.
1.15 On departure arrangements
a) On departure the property must be secured with all windows and doors locked. The keys are to be returned to the lock box at the front door using the code given prior to arrival.

1.17 Compliance
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow the above conditions or who cause a nuisance.
